Is it possible to buy a tailor-made flat from a developer?

Consumers are accustomed to having the same room layout as their neighbours and having to add a few sockets, light points and maybe even demolish walls in order to create a functional layout that meets their needs. It all costs money. How about solving this problem AND THEN at the "hole in the ground" stage?

What is personalised housing about?

Tailor-made flats are a different perspective on the sale of property in development condition. Even at the early stage of purchasing a property, each of the developer's clients can choose a functional layout of the flat tailored to their needs. This possibility is provided by cooperation with the Mio Home design office, which acts as a link between the developer and the end customer. Such an individually designed functional layout of a flat includes the reconstruction of walls, the layout of the electrical system (sockets, light points), as well as the water and sewage system. 

In this way, once the flat has been collected, the customer does not have to adapt the new flat to his or her own preferences, which would involve the involvement of renovation teams, the removal of the premises from use and high costs. The buyer moves in with the furniture that has already been ordered and the contractors can already be laying the flooring or tiling at the time of acceptance. Because if you manage to finish the project in advance, why can't you buy the furnishings in advance and have them delivered on a specific date.

When working with a developer, we have access to architect's plans at an early stage of the work, which means that the adaptation of the flat is dealt with straight away. In fact, at the "hole in the ground" stage, we can refine the design of the flat in terms of functionality, water or electrical connections.

 

Customer benefits:

  • Saving time - adaptations to the property in the form of moving walls or extensions or alterations to the electrical, plumbing or gas systems mean that you (or the tenants) will not be able to move into the purchased property for weeks, if not months. And it is not even about the construction work itself, but finding and ensuring that the renovation team fulfils the order on time is another risk of postponing the move-in. 
  • Designer supervision - a benefit for both the developer and the buyer. The buyer does not need to know about renovations or keep an eye on the construction team. The adaptation is supervised by our design office as well. 
  • Saving money - adapting a flat to one's own needs is a considerable cost. It can be avoided or reduced during the construction phase. Unfortunately, after the premises are handed over for use, we have to forge, demolish and redecorate. Even if the developer adds the price of additional materials (e.g. for a greater number of sockets or light points), it will be a lower amount than we would do on our own after the flat has been handed over. 
  • time-saving: faster move-in to a technically ready flat improves the logistics of finishing the investment, which means the customer can confidently buy tiles or fittings for his flat at the stage of redesigning the installations.
  • Customisation - possibility to design according to one's own preferences and lifestyle which gives great comfort. personification of the space without financial burdens and additional costs.
  • higher property value - custom-designed flats may be more attractive on the secondary market and therefore potentially higher selling price in the future

I am an energetic and imaginative interior designer who loves a challenge. The idea of a 'bespoke' design was born during a trip to an individual client. I founded my design studio out of my passion for creating beautiful but also functional interiors. Initially, I carried out small residential projects, but over time, larger projects also emerged - including public spaces such as a housing estate café or the Municipal Social Welfare Centre on Jozefińska Street in Kraków.

In the same year, I had the pleasure of cooperating in the realisation of the "Walek" wedding house project in Mordarka near Nowy Sącz, at the invitation of Mr Walenty Szubryt.

I am currently working as a subcontractor with one of the design offices in Kraków, which carries out complex turnkey projects.

I have also managed to develop another branch of my business - home staging. Since this year, I have also started to cooperate with HDA Gorlice, which organises internships and trainings for people who are on KRUS. As part of this cooperation, I provide training in home staging.
